Property review: 40 Bass Road, Portsea, $2.5 million plus

An easy-care property with views of the bay and national parkland

When you think of holiday houses in Portsea, one generally imagines either views across the bay or private retreats tucked in amongst the tea-trees.

However, set high on the sand dunes overlooking the national park are a number of properties that boast not only views across the countryside to Bass Strait but panoramic vistas over the golf course to the bay.

This property is a prime example.

The prevailing winds in the area have no doubt influenced the orientation of this garden, which has been cleverly designed around an extensive, traditionally designed holiday house.

The garden is not only easy-care (who wants to spend hours weeding and trimming on holiday?), but takes full advantage of the views across to the bay.

The front of the property has been designed as a series of terraces. At the lowest level is a tennis court, behind which is a high, rendered block wall - adjoining a rosemary hedge and retaining the next level.

Here, a wet-edge pool tiled in black and blue makes a fabulous statement as its water line disappears into the horizon of the golf course and the bay. It's set in a simple area of lawn with an Agave attenuata in each corner and surrounded by the softly mounding Carex 'Frosty Curls'.

A timber deck leading out from the house, fronted by a lavender hedge, provides a perfect place to sit and enjoy lunch and the views.

To the left of the tennis court, a gravel drive leads to the front door and extends further to the rear of the house, where a large carport and plenty of extra parking space means there is ample room for visitors.

Clipped tea-trees on one side of the drive and agapanthus on the other reiterate the simple nature of the garden.

In the rear, the garden enjoys a view down to the back beach. This area has been kept simple with just a lawn, agapanthus, older tea-trees and an in-ground trampoline ... all user-friendly and low-key.

Further around, a sleeper retaining wall, massed oleanders and more agapanthus ensure privacy from neighbors up the hill.

This is a simple but elegant garden that combines spectacular views, a fabulous pool, tennis court and lovely structural planting.

It's a great place to relax and get away from life's stresses, either on a weekend basis

or full-time.
